In the philosophy of UDI, urban development is more than the construction of a certain number of houses on a given plot of land. Urban Housing is different from other types of housing, I. E. It symbolizes an integrated living environment that provides a range of choices and opportunities for the individual to participate in a range of public and private activities, such as shopping areas, schools, green areas, play grounds and sports fields, recreation, culture etc.
Based on this concept, the key issues in the philosophy of UDI are among other things:
- a comprehensive urban approach in the planning of an urban development project right from the first idea of the project to guarantee the pursuit of an integrated development
-the indispensible inclusion of all urban amenities and facilities in overall layout planning to guarantee the creation of a suitable urban environment
-the implementation of the comprehensive urban development approach in any project irrespective of the income of the target group to guarantee a suitable living environment for all social sections of the population
-to attach importance to the indispensible balance between the social value and the economic value of a house to guarantee socially and economically viable projects which attract the private sector
-the balance between rental housing and ownership housing
-the setting up of homeowners associations and/orsocial housing associations to guarantee maintenance and administration of the new urban development and, thus, guarantee its social and economic viability after completion
-the stimulation of regional economic development by employing local industry and labour to guarantee that the urban development project stimulates economic development.
In the philosophy of UDI, urban development is not just an architectural exercise to build a large number of houses in an orderly manner. Urban development is an integrated process which covers all aspects determining urban life: Social, economic, political. Housing is regarded as an integral part of urban life.
The responsibilities of UDI include mainly
-overall co-ordination of the project
-design of the urban development including
Layout
Architectural design
Infrastructure
Resource saving energy
Sewage and water supply
Legal and administrative aspects
-financing management
-client relations
-marketing.
